PHASE 1
Consultations / Feasibility Studies
Feasibility Studies and Architectural Walkthroughs are done to uncover possibilities and potential roadblocks for renovations of any given home and/or property. Perhaps you are looking to buy a home that needs work and want a better understanding of what can and can’t be done before making an offer. Maybe you have lived in your home for years and have many ideas of what you might like to update but don’t know where to start. You’d like information but aren’t quite ready to commit to a project just yet.
Common questions that might arise include:
What can I build on my property?
Can I finish my basement?
Can I finish my attic?
I want a more open floor plan, what walls can be removed?
Can I put in a swimming pool?
What updates can I make to my home if it’s in a flood zone?
What does it mean if I have wetlands on my property?
Can my home support a second floor?
How much will my project cost?
Services likely included:
Walkthrough of the home and property
Research town ordinances and zoning regulations
Research flood maps and determine flood zone restrictions
Assist client in obtaining an A2 Survey (required for additions and new construction)
Diagrammatic site studies
Preliminary cost analysis
PHASE 2
Master Planning / Schematic Design
Masterplan and Schematic Design Studies are done to provide a “big picture” look at your project. Perhaps we’ve conducted your Feasibility Study and you’d like to visualize your project before committing to our Architectural Drawings and Documentation offering (see below for further explanation of this offering). Maybe you are serious about diving into a project and are ready to start seeing how it could come to life.

Measure and document existing conditions (floor plans)
Proposed floor plans illustrating new designs
Proposed exterior elevations illustrating new designs
3D perspectives & sketches
Precedent Images / Look & Feel Board
Meetings with client for reviews and feedback
PHASE 3
Construction Drawings / Project Administration
Phase 3 includes a complete package of services that take the client from concept through construction of their project. In addition to the previous two offerings (Phase 1 and Phase 2 noted above), this offering brings the project through the extensive and detailed Construction Documentation phase allowing us to bid out the project and select your contractor. Once you make your contractor selection, the Construction Administration phase allows us to ensure the design vision is executed exactly to plan and specifications.

Phase 4
Organizing contractor interviews/walkthroughs (pulling from our network) and orchestrating bidding and negotiations process with potential candidates
Preparing bid forms for cost estimating
Prepare an owner supplied list of items and provide allowances
Phase 5
Visit the site during construction to review progress and conformance with the construction documents
Act as interpreter of drawings and specifications
Assist with the selection of owner supplied items (referenced above)
Provide management and oversight for client during construction
Respond to contractors RFIs
Review proposed change orders with the owner and contractor
